What data center maintenance actually means on the floor

Preventive schedules that live in a CMMS and get skipped when the workload gets busy aren't maintenance — they're a filing system. Predictive alerts that fire off a dashboard nobody watches aren't maintenance either. Maintenance is an engineer with a clamp meter, a thermographic camera, and a torque wrench, in your hall, before the fault. That's what we run.

Every scheduled visit ends with a red-lined drawing, a signed worksheet, and an updated asset register. Every corrective response ends the same way. If it didn't get logged, it didn't get done.

How we run a data center maintenance programme

We work the four disciplines the way IEEE 3006 and the classical facility playbooks intended — not as marketing labels, as a rotation.

Preventive (PM)

Time-based routines to manufacturer intervals. Battery impedance testing on the UPS strings, oil sampling on the gensets, coil cleaning and refrigerant checks on the chillers, torque verification on the switchgear bus bars. Skipped intervals go on the risk register in red.

Predictive (PdM)

The upgrade layer over PM. Continuous IR thermography on the switchgear, vibration analysis on pumps and chillers, dissolved gas analysis on transformers when the risk profile justifies it. Data points feed a trend, the trend triggers an intervention, and the intervention lands before the failure.

Corrective

Failure has happened. Our on-call engineer arrives inside the P1 window with the isolation plan, the LOTO tags, and the spare on the truck. Live-load isolation is walked out with your ops team before a single breaker moves. No cowboy work, no photograph-only fixes.

Evolutionary

Firmware baselines, BMS-point standardisation, EPMS migrations, energy-efficiency retrofits, cyber posture hardening on the OT network. The pillar most operators postpone until an audit forces the conversation.
